Replacing tubelights and some tubelight holders in our basement 9 Jan 2012

9th Jan 2012.

Some of the tubelights in the basement have gone dead and some are missing. There are few tubelight holders in our basement that are missing as well.

It would cost around Rs.2000 to replace all of these. I am going to approve this cost.

If anyone has any objections please let me know by email or comment on the blog or by dropping a comment in the comment book available with the security.

    Thanks for the initiative. My numerous complaints earlier in this regard had fallen on deaf ears. I am really happy with the way the new team has been going about the work in the very short period of taking upon the cudgels. I would like to congratulate all the new team members and hope to see a better Vanshee Eldorado in 2012.

    I request all the flat owners to do their bit, especially in terms of paying their maintenance and corpus dues at the earliest, and ensure the job of the committee members is lightened up lest they end up getting frustrated for lack of support.

  2. The tubelight replacement effort seems to be expensive and is stalled. We are going to do it in a phased manner.

    We are going to do it in 2 or 3 phases. Phase 1 basement, phase 2 A,B blocks, phase 3 C block and play area.

    When I asked about tubelight electrician and our Manager gave a list of 17 that need to be replaced.

    4 - Basement car parking
    4 - stair case C block
    4 - stair case A block
    2 - stair case B block
    3 - Play area and outside gym

    We are trying to find out why we have a such a huge need suddenly. The cost of this is Rs.350 per tubelight for the whole set. The actual cost of a tubelight is only Rs.40 but it seems we have to replace the entire fitting and tubelight. We are trying to validate before we proceed.

    We are going to replace the car parking area first as soon as we get the funds from the previous management team.

    For the new ones to be replaced, how about the option of using CFL Bulbs + Bulb Holders instead of spending on a tubelight set? I'm sure this should cost less. I think we might have plenty of unused Buld holders in our apartment that can be used here.

  4. Thank you for the response. Vinodkumar pointed out that due to the fluctuation in power CFL is not a good option unless we invest in a power regulator for the public utilities. CFL will go bad very often and even though the bulb has a one year warranty we may lose the bulb more than once leading to more expensive replacement of the CFL bulbs later.

    I can also vouch for his observation as a CFL bulb went dead within 3 months of purchasing it and the replacement also became dim after 4 months after replacement at my home. We went back to the age old yellow normal bulb for our bathrooms now.

    So from my perspective CFL might not be a good choice. But if I hear positive news from at-least 4 Eldorado residents, I am willing to consider the option.

    We are waiting on transfer of accounting and financial responsibility to act and continue with these replacements. I heard Mr. Kashikar is going to transfer the accounting responsibilities some time at the end of this week.

    In addition to what Ranga already stated, many times CFL were stolen and was missing. It is more of maintenance problem to have CFL for regular use.

  7. As Mr.Kashikarji mentioned that by now the new committee members should have authorization to sign for the withdrawal of money. Mr.Sailendra will withdraw the money for the cost of 4 tubelight and get it replaced within one week.

  8. Phase 1 completed:

    As part of this drive, here is the update on Phase I replacements.

    2 complete tube light set in Basement car parking
    1 complete tube light set in stair case A block
    1 complete set in corridor area

    Few more tube lights(not complete set) have been purchased which
    will be used to replace in common places and stair cases as required.
