During the meeting last week there was a discussion about lack of participation in apartment activities from the Core committee members and members who carry a portfolio like House keeping, Electricity, Water etc.
At this time we dont even know who is responsible for it as the 6 or 7 members who meet every month are just continuing to do whatever is possible.
Mr. Kalyan brought up a thought of employing an external consultancy which will take care of all Apartment management activity including, Water supply, STP, electricity, house keeping, Security, building maintenance etc. It was also my thought when I took the responsibility of President of the association, to have such a management organization do the work and we work on paying them the necessary funds for them to operate and decide on key projects that they will execute on behalf of us.
It seems this is the only way out as the participation in our apartment activities is now restricted to very few people like 6 or 7 and it is going down as the months pass by.
This could also increase the cost of maintenance from the proposed Rs.800 increase to probably more unless we have an army of people coming out and helping the cause.
I already started making enquiries to some Facilities management companies and I will share my findings about this with you soon.

Out of the 4, KFMS or KAR called us and they also came and visited our apartment and have agreed to provide a proposal soon. They are very optimistic that the facility can be maintained lot better and in a much better way in all aspects with their help. They also told that they can run many projects if we decide to do so like Crack filling, reviving the generator etc.
Please realize I only showed a tour of our facility and was discussing with them about monthly maintenance cost and more than half the cost consumed by water. I never told them anything about our corpus fund or our planned projects. They told on their own about these projects as they felt they are of prime importance.
I will let you all know more about how this goes, as and when I hear from them.
