This email is to discuss abt the water seepage issue within our flats. First of all I'm not sure if the association can help us take any decision on this matter but since the issue is present in almost all the flats, I thought of discussing the matter in this forum so that we can all come to a common conclusion.
Last week I called up Leon Tech Clean (http://vanshee-eldorado. blogspot.com/2012/03/agency- to-fix-water-seepage-or-leaks- in.html) and a team of two visited my flat to check the seepage issue. After having a look at my flat they said the fix has to be done in the flat above mine which is #210(Anil) and after thorough inspection of Anil's flat, they said the cost of fixing the issue would be Rs.4,500/- They quote the charge based on the size of the area where leakage is observed and in our case it's the attached bathroom and so the cost could vary for other flats.
Now I look for suggestions on how we bear this repair cost. Should it be shared by both the flat owners or should it be borne by the flat where the work is carried out? Request all of you to share your thoughts and comments on the same which will help us to start the repair work at the earliest.

I have a similar situation in my home and I dont have an answer for this either. I was just delaying the discussion month after month for almost 3 years now. The water is coming from the top and the issue is with the flooring done by the builder in the top floor, but the person affected is the person in the bottom floor which in my case is us.
I dont know what is the right way to do this and who should pay for the fix. We should compare this situation with some other most commonly occurring scenario and discuss this topic of who pays for it.

Earlier I had the similar problem. Anish flat(#114) had a seepage from my flat(#214). Anish brought an agent to fix this issue and he discussed with me. We shared the cost equally(50-50%). Many times in the past, we have discussed such issues in the meeting.
From Association point of view: the concerned parties need to discuss and come to an agreement. The above quoted one is one example I have to share.

Thanks Vinod for sharing your view. BTW, do you know whom did Anish engage to fix this issue? was it Leon Tech Clean? Has the water seepage stopped completely?

Ok got it. Recently folks from Leon Tech Clean's info. approached our flat and provided these charges and information.
In this case, they will be using some kind of liquid which will fix the leaks and seepage. But in my case, we removed the flooring and did a complete re-work which cost us around 13k as a whole. So you may want to show him and let them comment about your flat seepage first.

Last week couple of folks from Leon Tech Clean visited our flats(both 110 & 210) and only after thorough inspection of 210, they quoted 4.5k. As you said, they will not do any breaking or mason work.. instead they fix the issue with some liquid and powder and they give 2 years guarantee for the fix.

we had replaced the complete flooring. This is b'cos, there was a
tarpaulin below the floor where water was stagnating.
Thanks for raising this. Vinod has already carried out a similar fix with a 50%-50% approach. I think its best to stick with it as an approach and move forward.
Even I have a leakage issue from the top so I would like to fix both ends at one go. I will get some time with 310 to get an inspection done. Also, I am out of town for a while, can we can look to undertake the work on/after Thu 26th. Thanks again.

The powder/liquid business will work if flooring was done on top of coal
pieces. But, in our apt it's not the case. So, the person who did the
work didn't realize it first. Only after putting the hole we understood
it. So, better confirm w/ the person again.

Hi Friends,
Regarding water seepage my comments are as under:
1.One type of leakage is from flat to flat, normally from the flat above or the adjacent flat above.. To my knowledge cost of repairs will be shared by both equally.
2. There are leakages reported during rainy season, this is not a seepage from the flat above to the flat below.The leakages during rains is a common problem to be solved by the Asssociation. We have this problem in leakge in Flat C 113 and C G 13.This leakage is not from flat to flat, but from outside wall or from the cracks in terrace.This may also be looked into for a permanent solution.
I will not be able to attend the meeting due to prior commitments, though i very much want to attend.
