Winds of change: Minutes of the meeting April 8 2012

The following were the Agenda and the points discussed on April 8 2012.

Maintenance cost increase: 

A proposal for increase in maintenance cost of Rs.800 was made in the meeting and a vote was taken whether we should proceed and discuss this with a bigger audience. The vote we got was 7 for and 1 against. We will be sending more information for the reason and purpose of the maintenance cost increase in the following days. The cost of maintenance will go up by about Rs.800 in order to not make any increase for 2 more years. Please look for a followup email and comment.

Apartment owners who are voting against the proposed change are requested to come and discuss the point in the meeting that will be conducted next month 6 May 2012.

Water discussion with water vendors:

The two water vendors Lakshmi and Adi Sakthi were invited to represent their case about water supply to our apartment.

Adi Sakthi made a representation that they would like to supply all the water themselves and they would not claim any raise until June 2012. They dont want the other vendor supplying water elsewhere when there is a need for our apartment in the morning. They also wanted to make sure that the other vendor supplies less water now and then more water in the rainy months.

After Adi Sakthi left a decision was made that we will stick with the two vendor policy and the following practice will be strictly followed for both the vendors.

1. 4 4000 litre loads of water will be supplied by Lakshmi between 6.00am and before 12.00 noon 2 loads before 8.00am and 2 loads before 12.00noon.
2. 8 4000 litre loads of water will be supplied by AdiSakthi between 6.00am and before 12.00noon 4 loads before 8.00am and 4 loads before 12.00noon.

The loads will change as the demand goes up or down.

As a result of this Lakshmi and Adi Sakthi were informed of our discussion and Lakshmi informed us that he can make the whole years worth of money in the Summer month and he will not be able to agree with our request and he will not supply anymore.

A replacement vendor Manjunath who is also our Newspaper vendor was brought in and the water supplied is as follows:

1. 1 7000 litre load will be supplied between 6.00am and 7.00am by Manjunath.
2. 9 4000 litre load or equivalnet will be supplied by Adi Sakthi between 6.00am and 12.00noon.

If Manjunath shows consistency in water supply we will slowly ramp him up to more water loads in the future or use for backup when Adi Sakthi has problems.

Maintenance and Corpus collection:

There are few apartments that are still having overdue with Maintenance and Corpus collection. The Block collection leads will go home to home again for collection one more time with others. The leads will call other committee members for help.

Ironwala:

The Ironwala was coming very erratically and many residents were affected by the erratic presence of the ironwala.

Warning is going to be issued to come 6 days a week or leave the apartment permanently so that we can get a different Ironwala. If he does not adhere to the 6 day norm we will find another vendor to perform our Ironing work.

Vinodkumar will take care of this.

Electrical maintenance:

The application was lost by the BESCOM Engineer twice. A new application has to be submitted for getting a Demand note in order to upgrade the Capacitor.
We have to submit the application again. Sangam to continue this activity.

Crack filling:

We have quotes. Sujit was working on this. Rahul will continue the activity with Sujit and get this started.


STP cleaning and revival:

We have approval for this and the work will be started soon. (It is started as of yesterday 14 Apr 2012) Total cost is Rs.37,200.

A followup to this action is running the air blower for almost 12 hours every day and reversing the flow of water in the filter.
