Meeting agenda and decisions made on 28 Jan 2012

The Meeting agenda and the decisions made in the meeting on 28 Jan 2012 are as follows.

  1. Selecting other committee members for different portfolios.
    • The members who were selected for the portfolios are as follows
    • Water - Ranganathan S/Vinodkumar P
    • STP & Rainwater harvesting - Franklin
    • Electricity & Generator - Sangam
    • Building maintenance (Plumber,Electrician,Painting etc) - Sailendra
    • Lift maintenance - Vinodkumar P
    • House keeping (cleaning, garbage disposal) - Kaushik 
    • Security/Parking - Kalyan
    • Garden - Vikas
  2. Action to be taken for STP.
    • Information is provided to Franklin about the Rs.18,000 quote for cleaning the slush.
    • Before going ahead with the spending we will check whether Aishwarya Opulence and Itina Ikea spend similar money or not.
    • What is the solution used by them for STPI treatment?
  3. Action to be taken for BWSSB Water supply for the apartments.
    • Check with Jitendra Singhji about the reality of the claim if water would come to the apartment in 2012 or not.
      • Information from Kashikarji is that the Engineer from BWSSB says that if we pay the deposit we would get water before Mar 2012.
      • Information from Bhaskar Reddy is that for the purpose of vote bank water is provided in Marathahalli and BWSSB is giving false claims to achieve their revenue targets.
      • Enquiry in nearby buildings shows that water is not flowing in the pipe and no one has got water on our side.
    • Once we get the confirmation from Jitendra Singhji we will expedite the application.
    • Naveen is entrusted with the responsibility to get the form and submit the application by end of next week.
  4. Maintenance and Corpus collection.
    • Apart from the " Decisions related to corpus and maintenance payments on 8 Jan 2012 " the following decisions were made:
      • Maintenance payments have to be made one month ahead of time.
      • Apartment owners paying maintenance once in 3 months or once in 6 months should pay 3 months maintenance ahead of time and not after 3 months.
      • Penalty will be levied at the rate of 12% per annum (1% on the pending amount) for a period of two months.
      • Essential commodities will be cut, if default of payment happens for a period of 3 consecutive months.
      • Bye-laws will be amended to provide for taking the above actions on defaulters.
      • Kashikarji will circulate the current bye-laws to all committee members in order to propose the above amendment.
    • The following Apartment residents will will co-ordinate the Corpus collection with other committee members:
      • A Block - Rahul Singh
      • B Block - Franklin
      • C Block - Kalyan
    • A penalty of 12% per annum 1% on the pending amount per month will be levied on the pending amount after 31 Jan 2012, as decided by the committee in Jan 2011.
