Apartment maintenance items need attention - portfolio members please attend


I request Eldorado committee members with different portfolios to act on their respective areas of responsibilities and take care of the following activities that need desperate attention.
  • House keeping:
    • House keeping people who should perform daily cleanup activities and garbage pickup are not tuning up on time.
    • Garbage is left out on both sides of the stairs in some floors.
    • Basement cleaning reportedly completed has to continue every month.
  • Electrical work:
    • Load in the apartment has increased and necessary action need to be taken with KEB to change some electrical devices.
    • The current status is, action is not take even after repeatedly making a request in person to KEB.
    • Followup and action is necessary.
  • Diesel Generator:
    • The battery which is needed for running the DG is not properly charged.
    • Last I heard about this is that the battery which is under maintenance should be replaced by vendor.
    • Vendor needs the Warranty card for the batteries to replace the battery.
  • Security:
    • Person coming in the evening/night shift does not know how to read or write or check any things.
    • Water register information is not updated properly due to the water supplier also being illiterate and security being illiterate.
  • STP:
    • STP is not operational for almost 2 weeks. It was supposed to be operational within a week.
    • Work is in progress.
    • Some small valve cost and pipe relaying work has to be done which may incur additional cost.
    • Followup is necessary to complete the work and set the STP activity correctly and the STP room has to be cleaned up properly.
  • Ironwala:
    • We have received multiple complaints that the quality of ironing nowadays has gone down.
    • Only an underaged boy is coming and we might be in trouble to support child labor.
    • We have to decide on removing this Ironwala and getting a different person.
  • Water:
    • So far water is flowing, but cost increase proposal from supplier should be responded soon.
    • Checked with other vendors there are other low cost vendors, than Adi Sakthi proposal Rs.300 for 4000 liters of water.
    • They are all still higher than the current cost of Rs.225 for 4000 liters of water. 
  • Maintenance dues:
    • There are still flats with monthly maintenance dues not paid.
    • Penalties as discussed earlier by us are not levied properly in order for apartment owners to be encouraged to pay their dues on or ahead of time.
  • Corpus collection:
    • Collection is stalled.
    • There are few who need to pay the Corpus collection other than Bhaskar Reddy who has around 5 to 6 Lakh pending.
    • Followup emails to the individual apartment owners has to be made to collect the Corpus funds.
Apartment portfolio members , please take necessary action on these subject and report progress by email to the Association group email id.
